1. What documents do I need to list my property?
We need a copy of your Title Deed and your passport
2. How do you evaluate the market rate for listing my property?
We do extensive comparative market analysis which will show what similar properties are being advertised for in the same building and in the same area. We will also show you what similar properties have actually sold for in the last 3 - 6 months
3. Where will my property be advertised?
We advertise on our own website plus all the main UAE property portals including Property Finder, Dubizzle and Just Property. The Move In CRM system is a real time portal which links to a network of 2,000 agents in Dubai. Our busy show room office is located right next to Mall of the Emirates and our window cards are updated on a weekly basis
4. How long does it take to complete a sale?
We normally allow a time frame of 4 weeks to complete a sale from the date of signing the MOU to receiving the new Title Deed and the Manager's Cheque
5. How long does it take to apply for an NOC?
It depends on the Developer but it could take anything from 1 to 5 working days
6. Do I have to be present to complete the sale?
Yes all owners must be present to apply for the NOC and complete the Sale. If anyone is unable to attend, then they need to appoint a POA to represent them. Please visit our website www.poaservice.com for more details
7. How will I receive my money on the day of sale?
You will receive a Manager's Cheque in your name. If the property is in joint names then you can either receive 2 cheques for 50% each or 1 cheque in joint names. A Manager's Cheque is issued by the bank so it is guaranteed funds
8. What if I don't have a bank account in Dubai?
The Manager's cheque will be stamped Account Payee only so it can be deposited into your Dubai Account. If you don't have an account you can set one up whilst in Dubai. Alternatively you can open a Arab Emirate Dirham (AED) account in your home country or pay the cheque directly into your bank account in your home country. It will take approx 6 weeks to clear.
